Foreclosure deals on distressed homes at excellent prices are at an all time high. Everyday now not only investors but also second home or vacation home buyers are finding fantastic deals. There are just a couple of important rules you must understand when looking at pre-foreclosure or short sales. The number one rule is patience and coming in a close second is paperwork.

Short sale terminology may lead you to believe the purchase process will be short and sweet. The home owner must be struggling and the bank does not want to own property so it should be pretty simple right? Wrong. More than likely the bank or mortgage company personnel is understaffed and overworked. Some of these people are working on as many as 100 files at a time. This, more often that not, is exactly the scenario and it lead to delays, which leads to frustration, which can end up in buyer and agent disgust. As a buyer you must have the patience of a Saint with the short sale process. Many times it takes weeks and even months longer than a typical real estate transaction.

Foreclosure and short sale paperwork is another very important consideration. As a buyer you should be very well organized. Before you even begin to look there are a few very important items you should have ready. Being prepared before hand will greatly reduce mistakes that could cost you time and money.
Finding a foreclosure or short sale home that meets all your needs at a bargain price takes persistence and patience. A good Realtor will not only help you find a home at a great price but will also help you prepare for the process before it begins. That is the secret to a smooth, relatively stress free home purchase.

Well I was going to say GREAT but I don't think we are there yet. We are starting to see a turnaround in the market over the past few weeks as compaired to the past few months. The phone is starting to ring more often and my web page hits have continued to climb.

Not to mention the Fed has finally awaken from their stupor and started to do something with rates. Now if we can just get some relief from property taxes and insurance we could see some real improvement in the market.

Yes, it is a great time to buy real estate. Why? Glad you ask. Most importantly is the abundance of inventory on the market right now. This not only give you a lot of great choices but the sellers are in many cases more than willing to work with the buyer on price and terms. Secondly, mortgage rates are still very low and continue to remain relatively stable. I remember when...they were 15 and 18%!

IDENTITY THEFT TARGETS REAL PROPERTY

MIAMI -- Oct. 25, 2006 -- For the last few months an identity theft ring has been targeting property owners, mortgage lenders and the title insurance industry -- an international scheme in that many of the suspects appear to be of Eastern European origin and much of the stolen money is being wired to accounts in Greece, the Slovak Republic, Russia, Latvia and elsewhere.

The scheme involves absentee-owned property and includes both vacant land and improved residential and commercial properties. In most of the cases reported, the true owners reside outside Florida. Additionally, in some of the cases, the properties are listed for sale through the local Multiple Listing Service (MLS).

"This involves millions and millions of dollars, and it's all over the state -- not just South Florida," says Doug Pollock,  President and Founder of Information Data Services, Inc.IDS, (http://www.idsnetwork.com) which serves the legal, corporate, title insurance and mortgage lending industry.

The refinance scheme

The perpetrators assume the identity of the real property owner and obtain a physical mailing address (always a "mail drop location") in the community near the residence of the real property owner. They then contact a mortgage broker or lender as well as a title agent to originate and close a new refinance mortgage loan using the identity of the real owner. In most cases, the properties are owned free and clear of any liens or mortgages of record.

After receiving loan approval from a mortgage lender, the perpetrator then contacts the title agent and requests that they either transmit the closing documents to one of the Internet's free e-mail addresses or the mail drop address. After the executed closing documents have been returned to the title agent, the perpetrator provides written instructions for the agent to wire the loan proceeds to bank accounts held outside the United States, mostly in Eastern European countries.

The foreign banks accounts were previously opened based on fraudulent identification, and shortly after funds are deposited, they're withdrawn in cash.

Many times, the perpetrators attempt to defraud more than one lender using the same property as collateral. A different title agent is used for this second loan; and both closings must occur at almost the same time so neither settlement agent is aware of the other closing until after the funds have been disbursed and the money has left the country.

Similar characteristics of Florida cases

1. All contact with the perpetrators is by telephone or e-mail. There is no personal contact. They will refuse to attend a closing or come by the office to pick up a check.
2. They require the settlement agent to execute a letter agreeing that they will wire the proceeds from the closing to bank accounts held outside the United States.
3. All contact addresses provided are " mail drop box" locations.
4. All telephone numbers provided are pre-paid cell phones and are untraceable.
5. All identification provided are fraudulent driver’s licenses and do not bear the likeness or resemblance to the identity theft victim.
6. The proceeds from each of the closings exceed $300,000.

Pensacola Florida, you can live here, vacation here and work all at the same time. It's all Good! More and more we go on vacation but still check e-mails, return phone calls and conduct business while vacationing. According to one article only 2% of Americans said they were "unreachable" while on vacation! WoW! That's so amazing I think I'll say it backwards WOW! Gone are the days when we actually totally relaxed on vacation and truly "got away" for some deserved time off. Is that bad?It is so true because just recently our family vacation was consistently interrupted by e-mail, phone calls and electronic document swapping. The fact is it was great to drive out to the Condo on the beach, a mere 20 minutes away, and still feel like we were getting away from it all. It was also great to know that if opportunity knocked we could, at a moments notice, seize the day, make the deal and go back to the pool/spa/beach/over sized whirlpool/massage/great vacation. Man I love this place.

BEIJING IS BUSTING OUT

It has long been a theory of mine, based on personal experience, that the "early blooming" of young adults today is due to steroid use. Not the use of steroids by the young but our growing use of steroids in meat industry.

I personally injected hundreds of cattle with steroids each year when they came in by the truck loads to a Kansas ranch. After injection they were left to graze in pastures where they would gain weight at twice the rate of normal cattle! We originally injected the time release capsules into the rump until new government rules required the pellets to be implanted in the floppy part of the ear. I suppose this new method distributed the steroids evenly throughout the recipients system.

The article about bigger breast in Beijing being linked to better nutrition is only partially true. I believe the fact is steroids used in poultry, beef and pork contribute more to the early development of children than "nutrition".

Lastly, it is interesting to remember coming back from summer break during high school to renew old friendships. I'll never forget the shock I felt seeing one of my rural school buddies. We left for summer break as skinny freshman and they came back looking like Popeye the Sailor Man. When I ask one buddy he told me that while injecting the cattle that year they took the liberty of punching a couple of steroid pellets in their own thigh.

The next thing I know the we were starting a wrestling team.

The Housing Bubble Bursts in the Pensacola Real Estate Market or at least a few egos are altered for the better.

You can hear the loud popping sound all over the area as the over inflated seller egos are beginning to burst here in the Gulf Coast Real Estate Market. More and more are catching on to some cold hard facts but many are still living in Never Never Land.

Many sellers are still under the false impression that there is still a housing shortage. Just 12 to 18 month ago there were approximately 1200 to 1500 Pensacola Homes For Sale. Many homes sold literally overnight and there was not a lot of negotiating. Now it is WAKE UP CALL time.

There are over 5000 properties on the Market with more coming on the market everyday. The market is changing rapidly and we need to start educating our clients on the true value of their home. More importantly, market values have leveled off and buyers have a much better choice now than just a few months back.

Oh, don't get me wrong, there are still a lot of sellers making a reasonable profit from the sudden rise in our local real estate market. It's just that there are a few left that until the bubble of false reality burst that they are living in they are loosing a lot of credibility.
